Two luxury boutique properties in Rotorua have joined Capstone Hotel Management: The Black Swan Lakeside Boutique Hotel, and Hana Lodge.
The hotels are owned by The Princes Gate Hotel Group, led by Auckland-based investor Cindy Hao. The historic Prince’s Gate Boutique Hotel under the same ownership also joins Capstone under the deal.

Shores of Lake Rotorua
The Black Swan Lakeside Boutique Hotel, set among English-inspired rose gardens, is perched on the shores of Lake Rotorua. It offers nine accommodation rooms and suites with stunning lakefront or garden views. The two Swan Family suites, designed to accommodate four guests, boast the same luxury amenities as the other rooms, including indoor gas fireplaces, private outdoor terraces with fireplaces, and mini bars.
Leisure amenities include two spa pools, swimming pool, EV charging points, and a jetty for boating and floatplane access. Several meeting spaces cater to small conferences, board meetings, and intimate weddings.
Acres of Parkland
Hana Lodge combines luxury and tranquillity within 15-acres of parklands, while being only 10 minutes from Rotorua’s famous Māori, geothermal, wellness, and adventure tourism attractions. The lodge features 13 individually styled guest rooms, each equipped with full air conditioning, ultra-fast Wi-Fi, Nespresso coffee machines, and complimentary non-alcoholic mini bars and snacks.
New to Hanna Lodge is Hana House, a four-bedroom accommodation that sleeps up to seven guests. It features two modern bathrooms, an open-plan kitchen and living area, and access to the lodge’s swimming pool, twin spa pools, sauna, games room with a snooker table, championship-sized tennis court, and helipad. Breakfast is included with all room rates, and traditional English afternoon tea is served on Saturdays. Hana Lodge is also available for exclusive hire, making it ideal for corporate retreats and weddings.
